CERTIFIED RESIDENTIAL RENTAL PROGRAM We need to think how the tenant thinks, as the “customer.” Being on the front line we have listened to their complaints over the years and have a consensus of what the customer wants. They want respect – everyone wants respect. They don’t want to be thought of as just a rent check. 1. The number one complaint is a dirty rental. To make this point think about renting a hotel room and finding it dirty. What goes through you mind? Who was the last person to stay here? Who were the ones before them? Did they have diseases, etc? By certifying a professionally cleaned unit it will make your property stand out above the rest by 1. Offering a Certificate of Cleanliness. 2. Photos taken on walk-through, 3. Free in-court testimony to establish pre-tenancy conditions. 2. Shampooed carpets don’t do the job. They only surface clean and disguises pet odors temporarily. Steam cleaning is deep down cleaning. It is unhealthy to only surface clean a carpet. This is another item to promote your rental. 3. Certifying a lock change. Lock changes are important for two reasons. A sense of security for the customer and reduced liability for the owner 4.. Leased and Managed by a professional manager. Customers prefer dealing with a professional property manager. Not all, but most customer abuses are caused by mom and pop operations resulting in new “pro tenant” laws. Most eviction attorneys will confirm that statement. In fact our attorney has proposed that anybody offering rental accommodations to the public should be certified by the State with proper training. We agree.

Print and Internet ads will state that this is a CERTIFIED RESIDENTIAL RENTAL Each participating rental advertising mailbox assigned to your rental will have an explanation of the program. Each sign will have a CERTIFIED RESIDENTIAL RENTAL rider. NOTE: Due to numerous complaints from new tenants we are forced to restrict this program by using our trained service providers only.
